The Cyclone Tower feasibility study was developed through a structured, multi-phase design process focused on evaluating the true potential of the candidate site.
The first stage consisted of analyzing zoning constraints, allowable FAR, surrounding context, and potential massing envelopes permitted under New York City regulations. This groundwork allowed the team to define the maximum buildable volume and the optimal mix of residential and commercial programs.

In the second phase, DR22 Arquitectura generated a series of volumetric iterations to test structural logic, circulation efficiency, and view corridors. The sculptural podium and cylindrical tower emerged as the most balanced solution, providing both architectural identity and programmatic efficiency.

Finally, the design was refined through façade studies exploring shading patterns, façade performance, and material options. These iterations helped ensure that the tower could function not only as a visual landmark but also as a high-performance building aligned with contemporary sustainability standards.
This step-by-step approach allowed the developer to clearly understand the site’s design potential and its implications for project viability.
