About the project

Terra Dei Commercial Courtyard is a boutique commercial development located in Santa Marta, Colombia. Designed in 2024, the project brings together retail, gastronomy, and essential services within a warm coastal

architectural language inspired by tropical heritage and contemporary functionality .

The architectural expression blends clay-tile roofs, wooden latticework, glass storefronts, and soft pastel walls to create a welcoming and familiar atmosphere. The two-story configuration surrounds a central open-air

courtyard, allowing natural light, vegetation, and comfortable pedestrian circulation to define the user experience.

The project offers a curated mix of programs, including cafés, pharmacies, wellness shops, convenience retail, beauty services, and professional offices. Terraces, balconies, and shaded walkways create an intimate

commercial scale that aligns with Santa Marta’s climate and lifestyle.

Terra Dei positions itself as a community-centered commercial hub—accessible, walkable, and designed to foster everyday encounters and local economic activity .

Step by step project

The design process began with a study of human-scale commercial typologies suitable for warm coastal climates. DR22 focused on maximizing shaded paths, cross-ventilation, and natural illumination through strategic

façade articulation and open courtyard planning.

BIM methodologies ensured coordination between structural elements, glass partitions, commercial units, and landscape zones. Special emphasis was placed on storefront visibility, signage integration, and circulation

between ground and upper floors.

Landscape design enhances the experience with low-maintenance tropical vegetation, planters, and soft lighting that activates the project at night. Parking layout and vehicular access were developed to optimize flow

while keeping the central courtyard pedestrian-centric.
