Conjunto Residencial Usiacurí is a planned suburban community located in Usiacurí, Colombia, envisioned as a low-density, nature-integrated residential development. Designed to host approximately 210 single-family
homes, the masterplan prioritizes comfort, privacy, and harmonious interaction with the site’s natural landscape.
The residences are organized along curvilinear streets that enhance circulation, safety, and neighborhood identity . At the heart of the development, a clubhouse and a sports complex serve as the primary social and
recreational anchors, offering gathering spaces, courts, and shaded outdoor areas for families.
A small cluster of four mid-rise apartment towers introduces a mixed-use civic core, offering higher-density living options and spaces for services and community activities. This centralized hub provides residents with
convenience and supports the overall vitality of the neighborhood.
The project embraces sustainability, passive design strategies, and optimized land use, establishing a balanced residential environment meant to grow with the municipality of Usiacurí.
The development process began with an environmental and topographical analysis to determine optimal lot distribution, vehicular access, and green corridors. Street patterns were designed to blend with the natural
terrain, improving drainage, wind flow, and overall walkability .
Using BIM methodologies, DR22 developed modular house typologies that ensure efficiency, construction clarity, and architectural unity across all 210 units. Amenity areas—including the clubhouse, sports courts, and
landscaped parks—were strategically placed to ensure easy access for all residents while maintaining a strong sense of community .
With a cohesive urban strategy prioritizing comfort and quality of life, Conjunto Residencial Usiacurí stands as a forward-thinking residential model for the region.
